Tiny home living is now available on Woodland Hills Golf Course in Nacogdoches, Tx!  Amenities include fast internet service, our 2 acre pond, many hiking trails throughout the surrounding forest, and of course the golf course next door.  

What is Dogwood Hills?

Dogwood Hills is a community developed specifically for park model (tiny) homeowners.  You provide the home.  We provide the land for your home.

We are seeking to connect with those who own (or are in the process of buying), an apprx 399 sq ft park model tiny home who are looking for a relaxing, safe, fun place to call home.

Homesites are $450 per month.  We offer a 7 year price lock on your site. (See Special Offer section below for more price lock info)


This price includes your water, garbage, and lawn maintenance.  Because there are generally no property taxes on 399 sq ft (or less) tiny home park models, your tax savings could help to cover the cost of the site!   Also, many of our sites have large shade trees and most have golf course frontage.  There are also private sites located along the edge of the forest overlooking the lake.

Frequently Asked Questions

Do we sell tiny homes? 

We are not a tiny home retailer.  For purchasing a new park model, we recommend Recreational Resort Cottages (RRC) or Athens Park Homes.  They have park models ready for immediate delivery and we can work with them to have your park model delivered directly to your site at Dogwood Hills.


What is the max size of tiny home allowed?  Are storage buildings or carports allowed?

Homes should be 399 sq ft or less (not including porches, lofts).  They should have a VIN # and title, like a car or rv.  They should be RVIA or NOAH certified.  Carports and storage buildings are allowed and should match house colors if possible.


How big are the homesites/lots/spaces?

They vary quite a bit but an average homesite is apprx 1/5 to 1/4 of an acre per homesite, much larger than most tiny home lots on the market.  Most of the homesites border the forest or front the golf course so there is additional room around the homesite in addition to the actual homesite dimensions.


Do we allow VRBO or AirBnB?

At this time, we do not.  We do background checks on all our residents and prefer to know who is staying at the tiny home community for the safety of all our residents.


Is Dogwood Hills an age 55+ only community?

Yes, our community is primarily for ages 55+ with some exceptions.  Kids and grandkids are welcome to visit but the lease is limited to 1-2 adults per site, generally speaking ages 55+.


Are pets allowed?

Yes, we Just ask that you keep your dogs on a leash and do not leave them outside when not home.  Several sites have room for a fenced in area for your pet.

We are currently offering a 7 year price lock on our sites once your application and site agreement are signed and approved.  


Many prospects have asked us and the answer is NO!......there is NO financial obligation and NO contractual obligation on your part to remain here for 7 years.  The 7 year price lock is for your PEACE OF MIND!  You can move your tiny house anytime you'd like and you will not be financially penalized.  


$450 per month and no future price increases for 7 years as long as it's the same person and the same house in the same site!


We only require prepayment for your electric, sewer, and water connections totaling apprx $2000 before we build the house pad.  We also do require skirting on all homes using the contractor of your choice.


Also, there is NO site rent due until you move here, for a period of up to 6 months, to enable you time to sell your primary residence during the transition stage between properties.   We want you to have a smooth transition!

Dogwood Hills is located along Fairway 15 of Woodland Hills Golf Course.  We‘re located about 4 miles south of Nacogdoches.  We share an entrance off Highway 59 with Fairway RV.  You proceed apprx 800’ down the Fairway RV drive and then turn right into the private entrance of Dogwood Hills.  Follow this drive for about 1/2 mile to the new tiny home community.
